Bradley Smith Builders has built a home to withstand the harsh environment of the West Coast of Australia, being within close proximity to the Indian Ocean. A complete timber frame and sub-floor, with a mix of contrasting and traditional products used, allows the house to stand out, whilst still blending in.

Thermory Cladding was selected due to its ability to withstand the sun and salt, with powder coated white aluminium frames and Weathertex weatherboard, to contrast. A paved driveway leading to the garage at the rear of the house, allows for the home to take in the full panoramic views of the Indian Ocean, at Horrocks Beach. Offering a dining area at the front with large windows opening to the natural light and gathering warmth all year round.

The client wanted to feel as though he could step out into his house and feel as though he hasn’t left the beach. The raked ceilings in the main hub of the home creates height and extra light, with this space connecting to the outdoor living on both the Western and Northern extended alfresco. Breezway Powerlouvre Windows were utilised in the main living areas clerestory windows to improve air circulation. An automated feature of these louvres allow the windows to open up once the room hits a certain temperature / time of day and also close in the same fashion.

The central kitchen, with Caeserstone bench tops, provides for an elegant seamless serviceability to the rest of the home. The space is complete with a lounge room appointed to the rear of the home, with a cleverly executed hidden track system, providing an ‘in cupboard’ home office.

This project won the 2020 Master Builders Award for Best Contract Home $450,000 – $500,000.

The owners of the residence waited a number of years to find a site in this location with the northern aspect that they sought and engaged Springate Homes to create a sophisticated and timeless home with a design that focussed on effortless family living. Particular attention was placed on taking advantage of the wonderful northern aspect the property enjoys and to create beautiful light filled spaces and a seamless flow between the various living zones. Breezway louvres were used extensively throughout the home to enhance cross ventilation and airflow as well as enhancing the connection between the indoor and outdoor spaces.

The interiors were designed to achieve a contemporary, warm and inviting space perfect for everyday living and entertaining. High ceilings, spacious well-proportioned rooms, plentiful storage and impeccable attention to detail and quality in the construction and fit out were paramount to the client and evident in the final outcome. The unique layout of the home allows for privacy whilst creating a wonderful connection between the different spaces.

A stunning and expansive kitchen featuring natural timber veneer and quartzite marble, living and alfresco area overlook the pool and generous alfresco. Bathed in northern light and protected from the wind it is perfect for entertaining and relaxing. The central location of the pool allows it to be viewed from many areas of the house creating a relaxed resort style ambience and a focal point of the home.

Short, wide combinations of automated Breezway Powerlouvre Windows are positioned up high to ventilate hot stale air quickly. Bradley Smith Builders opted to use Powerlouvre Windows for the clerestory windows as they can be easily operated by the bluetooth enabled Apptivate Control Unit which allows temperature and timers to be set to open and close the louvres when required. Manually operated Breezway Louvres are also predominately featured in the living areas to allow backyard views to be enjoyed while fresh, coastal breezes flow in to keep occupants comfortable.

Functionality is at the forefront of this design with a large island bench with waterfall ends in the centre of the large open plan living space. The decked alfresco area, which connects to the internal dining and kitchen areas, caters for large groups of people, overlooking the ocean glimpses to the west and back garden to the east.

With an array of living areas, both inside and out, there is plenty of space for entertaining or simply finding that quiet moment. This brand-new build has been designed as an alluring yet irresistibly comfortable family home, positioned in a peaceful location.

This residence challenges the notion of a growing family that enjoy outdoor activities and entertaining family and friends at home on a large block that is also irregular in shape.

By placing Breezway Louvres on opposite sides of the room this will provide more efficient cross flow ventilation

The approach was to separate the sleeping and living areas therefore generating an elegant building footprint consisting of two wings in lieu of a large building footprint of the neighbouring houses. By incorporating elements of outdoor activities and entertaining, Klopper and Davis Architects sought to link the two wings physically and visually using Breezway Louvres.

Breezway Louvre Windows allow for undisturbed views across a valley to a local park while providing natural ventilation. Rather than competing with the existing fabric, the house is a modern interpretation of a mid-century home with controlled selections of warm and natural materials internally and externally.

Charming Modern Home Opened Up To Natural Light & Ventilation

Inspired by modern family living, the aim was to produce a memorable home that created space with height and highlight the small, finer details.

The charming front elevation is well balanced with the use of warm colours paired alongside stone cladding stretching from the first floor to the roof. The staircase was designed to create a statement upon entry and with the impressive void, it is nothing short of a grand entrance. The void has been added to open up the entry with the high ceilings and connect both floors.

The main living area has an open plan layout with corner stacker doors that wrap around the living room and dining area. An extravagant kitchen with a statement dropped bulkhead and skylight flows through to the expansive scullery and walk in pantry. A comfortable master suite features a large dressing room and ensuite with double showers. Breezway Louvre Windows open up to the courtyard and are placed throughout the house to allow light to flow through.

Four bedrooms with large walk-in-robes are positioned on the upper floor alongside an additional living area with a balcony. The highlight of this design is the outdoor retreat which showcases a pool, cabana and outdoor bar making it an ideal relaxation and entertainment zone for the family.
